|proposed: mixed use development in ortakoy, istanbul
This Mixed Use Development proposed to be developed in the busy hub of Ortakoy, Istanbul is the largest scale project i have designed to date. The "Complex" has two main accesses (one pedestrian and the other vehicular) defined by an arbor/pergola steel truss element which is freestanding at some points and at others, connected to the structure of the building.
The development comprises a gym (with changing rooms), two cafes, a bookstore, 4 residential blocks, seminar halls, offices, audiovisual rooms, a multi-purpose hall, a shopping centre(boutique, jewellery, perfumery, gift shop), pharmacy, a beauty salon, supermarket, copy shop, bookstore, library, basement parking, exhibition hall, Internet cafe, wellness centre (health bar, spin class, physiotherapy, massage parlors, infirmary, ballet/yoga and chiropractor), cultural centre(classrooms, workshop, cooking class and cultural exhibitions), roof garden, amphitheatre and an indoor activity centre. I tried to 'zone' the functions by situating the functions in a context suitable with the existing environment. The South and West facades (Dereboyu caddesi and Muallim Naci), are the commercial axes and I located my more public /commercial functions along that facade. The two 'Main' residential blocks are at the Northern part of the site for residents who prefer the 'peace and quiet', while I also have another two residential blocks situated along the busy hubs of Dereboyu and Muallim for those who would like to have the feel of the hustle and bustle of the city i.e. the full metropolitan experience. Muallim Street (South facade) hosts my main pedestrian access, while Dereboyu Street (west) has the vehicular access (direct access to basement parking space).
The main focus of the design though, was on the residential units of which I have Studio apartments, two bedroom duplexes (with mezzanine), 3+1 apartments and 1+1 apartments. The ground floors of all 4 blocks each have a lobby and two elevators and also a staircase which is closed off with a door, for fire safety reasons.
